Do I need to be present for my home inspection?
You don't necessarily need to be present during a home inspection, but it's highly recommended towards the end of the inspection. Your presence allows you to ask questions, and gain a better understanding of the condition of the property. Additionally, being present gives you the opportunity to receive immediate clarification on any concerns. Overall, being present towards the end of the home inspection ensures that you're fully informed and can make well-informed decisions regarding the purchase of the property. Please note that if you do attend be aware that the inspector will be focused on your inspection. If you can’t be present at the inspection, we will gladly talk you through all of the findings from our inspection on the phone, at whatever time is convenient for you.

Whats the standard process like?
For buyers, the best time to schedule an inspection is as soon as the purchase contract has been signed. The TREC Residential Contract allows for buyers to have a property inspection. Amendments to the purchase contract can be made during a negotiated period of time called the option period. Once the option period has expired, amendments to the purchase contract can not be made. It is highly recommended that an inspection is performed early during the option period to give you plenty of time to request changes if needed.
What qualifications does the inspector have?
The state of Texas requires that all inspectors be licensed by the Texas Real Estate Commission (TREC). All inspectors must complete the required training and coursework set forth by TREC. Upon the completion of that coursework inspectors must pass a state and national exam to become a licensed home inspector. Furthermore, your inspector has to complete 32 hours of continued education every 2 years to keep the license active.
